Deployment requirements (administrator) — this screen does not secure the backend
This page enforces verified e-mail and a configured App Check key only as a client-side convenience: anyone with this page's public configuration can bypass the page and call Firebase directly. Real protection comes only from the following, all of which must be set up and tested outside this file (none was changed or verified by it):
  1. Owner-only Firestore rules — deploy the RC3 firestore.rules (verified e-mail required, users/{uid}/scenarios/{id} only for request.auth.uid == uid, every other path denied).
  2. Emulator tests passing against those exact rules (unauthenticated and unverified denied; user A cannot list, read, write or delete user B's scenarios).
  3. Public sign-up disabled in Firebase Authentication, so accounts exist only when an administrator creates them.
  4. Verified, approved users only — administrator-provisioned accounts; the rules require a verified e-mail address (a user the administrator has not approved must not be able to sign up or be created by anyone else).
  5. App Check: set RM_APPCHECK_CONFIG.siteKey in this file to your reCAPTCHA site key and enforce App Check for Authentication and Firestore in the console. With the placeholder key still in place, cloud sign-in and cloud scenarios are disabled by this page (the calculator keeps working).

Import from Flueid
Copy the borrower/property/loan information from Flueid and paste it below.
Review ARIVE Fees
Every proposed fee is evaluated deterministically from the embedded ARIVE fee-rule table — nothing is combined automatically. Review each row, confirm or change its destination, then click Apply Selected ARIVE Fees. Calculator values are not changed until you apply.

+ Add Manual Fee
Pick one of this section's fields to populate directly, or add a brand-new custom fee line.
Update ARIVE Fee Database
Import an updated ARIVE fee-rule workbook (.xlsx). The file is parsed entirely in this browser — nothing is uploaded anywhere. A newly imported database only takes effect the next time "Load ARIVE Fees" is clicked; it never changes fee values already on an open loan.

⚙ ARM Terms & Cap Structure
A 5/1 ARM is fixed for 5 years, then adjusts every 1 year. The FIRST adjustment is capped by the initial cap; every later annual adjustment is capped by the subsequent cap; total increase from start rate is capped by the lifetime cap (e.g. a "2/1/5" ARM = 2% initial / 1% subsequent / 5% lifetime).

PDF withheld — Florida taxes not confirmed

This property is in Florida and the Florida tax / quote status has not been confirmed in the calculator. The Borrower PDF and Borrower PDF 2 are not produced because they would show closing costs and cash to close without Florida mortgage (intangible), documentary stamp or transfer taxes. Enter the amounts from a title / settlement quote and confirm them in the calculator (Refinance Worksheet → Government & Recording), then print again.

06 · Refinance Timeline
Your Refinance Timeline
When you refinance, you typically don't make a mortgage payment the month you close or the following month. This puts cash back in your pocket during the transition.
Defer up to one mortgage payment*
*Deferred payments depend on closing timing. Skipping a payment defers, not eliminates, that cost. Interest continues to accrue and is accounted for in the payoff and new-loan figures.
